The paper presents results of an advanced theoretical and practical research in order to diagnose the VIS project management real-state in Medellin in terms of environmental sustainability. Some theorical referents are adopted such as conceptual, legal, and historic-social. In the same way the practice process was focused on three basic aspects: a) Multifamily projects developed in the city based on the law 3 enacted in 1991, which is related to the VIS system in Colombia. Six projects were randomly chosen for this study (Two every ten years). b) Eighty construction companies settled in Medellin have carried out multifamily projects from 1991 to the present. Thirty-three of them were randomly selected to our survey. This allowed us to detect the current reality about this issue referred two aspects; sustainability concept and application of environmental sustainability criteria. c) Opinions from expert people and perceptions of residents and neighborhoods. Specific conclusions are established by analysis and synthesis, based on all the information above indicated. These findings show that the environmental sustainability outcomes have been weak for the VIS in the city by construction companies and the general perception of users and experts. However there is a tendency for improving, since some normative requirements have been taking into account, which had not been considered before.
